NOI (Net Operating Income)

Net operating income. Rent income minus taxes, vacancy period losses, operating costs, etc. Since NOI is operating income, not ordinary income, depreciation, income tax, and loan principal repayment are not included in the calculation.
NOI = Annual Rent Income-Annual Expenditure
If NOI goes up, CF (cash flow) goes up and Value goes up. If NOI goes down, CF goes down and refinance is required.
Cap rate = NOI / Value
The cap rate is the ratio of the net income (NOI) of the real estate divided by the real estate price. It is also called the return rate or return yield. You can see how many years it will take to recover the investment of the property.
