It is important to understand that interest rate of debt is a minus yield. In case of investing in real estate, you have to judge the interest rate as the negative yield. Because there is not the person purchasing the article of 10% yields by the financing of 15% interest rates. Going to extremes, it may be said that the investment using the borrowed money is to invest in the differences between this yield and interest rate. This difference is called a yield gap. In other words, the evaluation of the yield varies according to the interest rates that you can raise.
