①NOI(Net Operating Income)

It is business net profit. In the real estate investment, it is the net income that attracted various taxes, losses of the vacancy period, operating cost from a rent income. NOI is operating income and is not the ordinary profit, therefore a calculation does not contain depreciation, income tax and the loan refundment.
NOI=Rental income/yr - Expenses/yr
If NOI goes up, CF goes up, too, and Value goes up, too. If NOI falls down, CF falls down, too, and cash out refinance is necessary.
Cap rate=NOI/Value
Value=NOI/cap rate
The cap rate is the rate that divided NOI by a property price. It is called a profit reduction rate or the reduction yield. You can understand how many years it takes for the investment-return of the article.
